For a Main Contractor, the electrical package is a critical path activity. Any delay in "First Fix" holds up the plasterers; any delay in "Second Fix" holds up the painters and final handover. The brief for this 61-unit development in Shieldhill was clear: deliver a robust, compliant electrical installation at speed, maintaining consistency across dozens of plots simultaneously. GreenTech was appointed as the sole electrical contractor. Our objective was to manage the site logistics seamlessly, ensuring that as the timber kits went up, our teams were ready to install, test, and certify without creating bottlenecks in the construction programme.
Managing the Critical Path
Delivering 61 units requires more than just technical skill; it requires military-grade logistics. GreenTech deployed a dedicated Site Management Team to coordinate with the builder’s programme.
We utilised a "Production Line" methodology:
- Standardised Looming: Preparing cable cuts off-site to reduce waste and speed up installation.
- Phased Deployment: Mobilizing teams to handle multiple plots at different stages, running First Fix in Phase 2 while completing Final Testing in Phase 1. This ensured the Main Contractor could progressively hand over completed units to sales, maintaining positive cash flow for the development.
Modern Standards for Modern Living
New build standards in Scotland are rigorous. GreenTech ensured every unit exceeded the requirements of the Building Standards (Scotland) and BS 7671:2018.
The Infrastructure Package Included:
- Full LV Distribution: Consumer units and final circuits for power and lighting.
- Life Safety Systems: Installation of Grade D1 LD2 mains-wired smoke and heat detection systems , compliant with the latest Scottish legislation.
- Future-Proofing: Pre-wiring for solar PV integration and EV charging readiness, ensuring the homes meet modern energy efficiency ratings (EPC).
61 Units. Zero Snags.
As the site reaches completion this month, GreenTech has successfully delivered the electrical infrastructure for all 61 homes.
Key Outcomes:
- Programme Adherence: 100% of plots handed over on the agreed dates.
- Budget Control: The project was delivered strictly within the £375k tender value.
- Certification: Immediate issue of Electrical Installation Certificates (EIC) and Building Warrant completion paperwork for every plot, allowing for rapid habitation.
